Our Process
Clear Steps. Honest Answers. Verified Results.
How We Work
- What we found
- What it means
- What needs to be done
- What it will cost
- What happens next

01
Step 1: Initial Call & Fast Scheduling
When you call Guardian Mold, you speak directly with a local team member who understands what you’re dealing with.
- Listen to your concerns
- Ask about visible mold, odors, or past water issues
- Determine the right next step (inspection, testing, or immediate action)
- Schedule a same-day or next-day visit whenever possible
02
Step 2: Inspection, Moisture Detection & Testing
Mold is almost always a moisture issue. If you don’t fix the source, it comes back.
During your inspection, we may perform:
- Detailed visual assessment
- Moisture mapping of walls, ceilings, and floors
- Infrared imaging (when needed)
- Attic, basement, and crawl space evaluation
If testing is needed, we can:
- Perform air or surface sampling
- Coordinate independent third-party testing when appropriate
In many cases, especially larger or more complex projects, having a third-party involved helps ensure there is no conflict of interest between testing and remediation.
For smaller or straightforward situations, we can handle both efficiently.
03
Step 3: Clear Findings & Written Plan
No confusion. No surprises.
After the inspection, you receive:
- A clear explanation of what we found
- Photos of affected areas
- A defined scope of work
- A realistic timeline
- Transparent pricing
You’ll understand:
- How serious the issue is
- What needs to be removed vs cleaned
- How containment will be handled
- What to expect during the process
No scare tactics. No vague answers. Just a clear plan.
04
Step 4: Containment & Air Control
Protecting the rest of your home
Before any removal begins, we isolate the affected area to prevent cross-contamination.
This may include:
- Physical containment barriers
- Negative air pressure systems
- HEPA air scrubbers
- Sealed work zones
Containment is one of the most important steps in the entire process. Done wrong, it spreads the problem. Done right, it protects your home.
05
Step 5: Mold Removal & Cleaning
Remove the contamination at the source
With containment in place, we begin remediation using controlled, professional methods.
Depending on the situation, we may:
- Remove affected drywall or insulation
- Clean and treat structural materials
- Perform HEPA vacuuming
- Apply antimicrobial solutions
- Address odors
- Stabilize the environment
We focus on two things:
- Removing the mold safely
- Addressing the moisture issue so it doesn’t come back
06
Step 6: Drying & Stabilization
Create an environment where mold cannot return
After removal, we ensure the space is properly dried and stabilized.
This includes:
- Moisture level monitoring
- Airflow improvements where needed
- Humidity control
Long-term success depends on controlling the environment — not just cleaning the surface.
07
Step 7: Final Verification
Make sure the job was done right
Once remediation is complete, we perform a final evaluation.
Final verification may include:
- Visual inspection
- Moisture re-check
- Third-party clearance testing (recommended for larger or sensitive projects)
- Documentation for insurance or real estate
If a third-party inspector is involved, it provides an extra layer of confidence that the space has been properly cleared.
Our goal is simple: leave you with a space that is clean, safe, and verified.

What Makes Our Process Different
- We identify the root cause
- We recommend the right level of testing for your situation
- We contain the problem properly
- We communicate clearly from start to finish
- We verify results, not just assume them
How Long Does It Take?
- Attic mold
- Basement or crawl space mold
- Suspected black mold
- Musty odors or air quality concerns
You’ll receive a clear timeline before any work begins. Timeframes last from 2-5 days typically.
